Buying under construction accommodation

While buying under construction accommodation there are some nuances:


- an opportunity of choosing willing apartment (type, floor, orientation);

- payment in steps (as usual, conformal individual schedule);

- in advance fixed price participation in construction;

- getting an apartment in private property just after finishing construction;

- an opportunity of rearranging of apartment and joining of several apartments in one by means of making changes in project on the stage of building;

- choosing of finishing.


While buying an accommodation through the financing of its construction, there is a possibility of dragging out the limits of placing in commission and increasing the payment of the accommodation during construction. To avoid this till making investment contract (contract of equity participation) you should interest the following documents:


- documents which acknowledge the presence of legal person and his representatives (certification of registration, copy of statute with all changes and additions, certificate from tax inspection about, that at present time legal person is registered in tax inspection, letter of appointment the director and letter of attorney in the name of the person authorized to sign contract about equity participation in construction);

- document which is giving by agency of executive branch about permission on construction (reconstruction), with all changes and additions;

- document proves granting and fixation the lot under construction;

- decision about involving organization-developer and construction contract for building and construction works with terms with beginning and finishing construction;

- package of technical documentation – floor plan of house, project documentation.
