In spite the fact that gradually correlation of “white” and “gray” salaries in our country is changing in favor first, many “small Ukrainians” still get main part of salary in “envelopes”.

In this situation almost all mortgage banks accustomed to the reality and give an opportunity to the borrower to confirm its incomes not only by corresponded certificate but also another documents – so called certificates by the form of the bank or from working place in free form.


If employer is ready to put signature and print on the paper which confirms the real salary of the employee, there will not be any problems with creditor. It is harder to them whose direction does not want to sign anything and ready only to confirm the real salary of their employees orally to the bank representatives. Nevertheless, such layer of “trustful” creditors. However, this “trust” supposes that bank checks the loyalty of the borrower by alternative ways: finds out the average level of the salary in this branch, approximate income of specialists with the same qualification and standing experience collects another data which testifies whether the client lie or says the truth. The question is that bank staff knows the situation on the laybour market and easy could know the noncompliance of the given information and real salaries.

The exact amount of loyal Ukraine banks is hard to establish. It explains the “double” politics of banks as well. The real number of credits, which are agreed on oral confirmation of income, is much more than those who is ready to advertise it. Often the question solves by personal agreement of broker and bank; usually creditor is ready to accept the client with salary “in envelope” from the hands of trust partner.
In that time, the majority of banks when it is entered “the absence the certificate of income” do not have a mind that it is enough from borrower passport and honest eyes. Anyway it is necessary the official employment and certificate of the corresponded form just for the minimal sum. Conditions of loan granting are standard because the readiness of consideration the oral confirmation of the salary does not mean the 100% possibility of approval the borrower with such income.

However, and those clients who gets salary in “envelopes” are not over the side: some banks are ready to look such cases. Of course big banks do not practice this but (or do it but very rare). Generally, clients with “gray” incomes take small or middle banks which gave credits under the high rate – 18-20% annual in dollars. High interest is one more insurance, which is used by many banks while granting a credit to “gray” borrowers.

What is worse than unconfirmed income is unstable unconfirmed income. That is why, such clients as artists, freelancers (journalists, designers, programmer and other specialists working not in the staff but on the fee base) have very low chances to get a credit. Such categories of clients are absolutely unclear for banks. However, these people have a chance to make credit for close relatives with clearer incomes.

It will be useful for freelancers the mortgage credit brokers. As well, person could not consider how better to perform the information about himself but brokers could suggest them.

However, to get credit, free artists can, but it will be individual approach to them. If borrower is in the Union of artists of Ukraine and he has either account where he get always money or he has actives (car, summer cottage) then this artist could get credit in dollars for 14-15%. And if he is unknown genius who has unsteady and small income, so here the rate will be from 18 and more in dollars. It is only in that case if credit will be given.


One scrupulous theme is credit financing of flats buying by low prices. Banks do not give official comments but ignore the need of clients creditors can not. The case is that by working legislation the seller of the flat, in case if he possesses it less than a year must pay income tax from getting sum. Alike flats, by experts estimate, on the market not less than 20% - all we know that it is a real estate the most speculative active in Ukraine. Banks try to solve this problem in following way – the main part of objects realized according to the scheme when seller gets the full sum but in the selling and porches contract, prices are matched to the minimal sum of coming taxing.

Few years ago, Ukrainian banks did not estimate such variants as providing a credit. Today, when business competition becomes harder and for banks each borrower is very important a lot of them are ready to make concession. The scheme is simple: in credit contract points out two sums, one for taxing – on the sum for flat and the rest part – for integral its improvements. It is not a huge risk for bank because from the report of estimator it knows the real price of the flat. In case of default of the borrower the bank will sell the flat according to the market prices. On conditions of credit it influence rare, but almost all banks take high commission while such deals.

There are reasons to think that the main reserve of loyalty of bank is over last year. The number of creditors does not increase now. To broaden the limits take everyone is not wise. But what disadvantages add to native banks, there is no hard filtration of clients. To get a credit can almost every borrower if he understands that during long time he can pay monthly payments.
