Analysis of the plot
Land rent or privatized is limited recourse. To get the plot in right of the property, then it should be taken in or bought. In Ukraine the land market is the primary market and country, which is owner and seller at the same time, defines existing rules of purchasing and selling, including price determination.
If plot which you like is in a state property then the contract about rent conducting between you and corresponding state administration. In the contract should be spoken the conditions and terms of rent, location of the plot, rent payment, responsibility of parties.
Except primary market there is a secondary land market in the country. The price of plot on the secondary land market is defined by agreement of parties, but it could not be lower than expert estimation, which should be written in the contract. Sometimes, it could be noticed the visible difference between primary and secondary segments of land market.
For today, plot could be bought for rent or buy in on the land auctions which are annual in Ukraine. For example, in 2006 in Ukraine were sold 5 thousands 917 plots of nonfarm designation with the total area 9009 acres for 1 billion 324,14 hryvnas.
In 2007 land auction were in such cities of Ukraine as: Odessa, Khmelnitsky, Lvov, Kiev, Sevastopol, Lutsk, Zaporozhe, Ivano-Frankovsk, and Dnepropetrovsk.
While buying the plot, target designation should be defined. If the plot is in the limits of farmland then it could be used only for agriculture.
According to the size of sold and rented land, the huge number of legal and physical persons owns the plot. However, there is a question, what should you do with bought recourse?
