Project of residential complex in the village Lepetane
Residential complex is in the village Lepetane in 1,86 miles from Tivat. There are two objects with pool and parking. First object has permission for construction. While join investment: owner of the plot and project – 40% from general profit, and to potential investor – 60% from the profit. While selling 10 sq. ft. – 3200 euro, the profit of investor is 150 000 – 200 000 euro, with expenditures for construction from 300 000 euro (house) to 350 000 euro (with pool and improvement of the plot).
While join investment, potential investor could start building and start selling the apartments. Length of construction: house – 5-6 months + 1 month pool.
Here the oriental profit of investor could be from 212 000 euro to 262 000 euro (depends on expends for construction). However, buying the plot for construction, you could start only after reforming the right of property, where the government take a tax – 3% from plot’s cost + services of re-registration and different state taxes + registration of the contract purchase and sell in the court (400 euro) + 3% for firm services while selling. Profit decreased approximately to 170 000 euro, and start construction works could be in month-two after forming the transaction about buying the plot.
